Residential remains the largest segment, but it did not provide the fastest impulse in the second quarter. That role went to commercial space.
With 68.9% year-on-year growth, the commercial segment became the clearest surprise of Q2 2026. More importantly, this marks a second straight quarter of acceleration rather than a one-off statistical jump.
Industrial construction meanwhile retained its position as the second-largest segment by volume, with about 258 thousand sq.m of started area. Completions there are up nearly 29%, suggesting the logistics cycle is still delivering real projects rather than promises.
This is exactly where the market becomes hard to read without detailed segment breakdown. If you look only at the total flow, you will see growth. If you separate the eight segments, you will see where capital is accelerating, where it is pausing and where it is stepping back.
That is why the full BCC.BG report matters. It provides a segment map: not simply who is growing, but who is growing sustainably enough to merit commercial, investment or credit attention.
"The biggest segment is not always the most important signal. Sometimes change comes from the one growing fastest beneath the radar."
