Data callout
2.67 million sq.m started in Q2
+10.7% year-on-year growth
4.98 million sq.m in H1 2026

The second quarter of 2026 changed the market’s rhythm. Started new construction in Bulgaria reached 2,669,343 sq.m of gross floor area, marking 10.7% year-on-year growth.

After the nearly flat first quarter, this is no longer just an upward move but a signal that the market is entering a stronger impulse phase. For the first half, accumulated volume is already close to 4.98 million sq.m.

That puts 2026 into a real conversation about becoming a record year. Not because every segment is growing equally, but because the overall flow is expanding faster and reallocating capital across regions and building types.

This is where the full BCC.BG report matters. The headline number is useful, but the scenario framework shows not just the base case, but also which risks could interrupt the momentum before it turns into defensible returns.

If you watch the market only at headline level, you will see growth. If you read the full Q2 analysis, you will see which segments and which regions are actually generating that growth and where risk is starting to accumulate.

"The question is no longer whether the market is growing. The question is which parts of it are growing fast enough to change your decisions before year-end."
